Leisure Decarbonisation Plan, Guildford

Guilford Spectrum is a 5-storey Leisure Centre and Sports Complex that houses swimming pools, an ice rink, sports halls, a gym, a bowling hall, restaurants & cafes, and various changing rooms and facilities. The leisure complex was constructed in 1993 and is one of the largest in the UK, with some building services dating back to the year of construction.

Salvis were commissioned, in partnership with APSE Energy, to undertake a condition survey to assess the condition of the mechanical and electrical services. Part of the commission was to undertake a decarbonisation plan simultaneously to propose how the Council could modernise the building services and lower their energy consumption and carbon emissions.

The condition survey helped to develop a detailed plan of when building services should be replaced based on their condition and maintenance programme.

Decarbonisation Strategy: Path to 82% Carbon Reduction

The decarbonisation plan detailed the following recommendations:

  • Install pool covers to reduce heat loss
  • Review maintenance policy to upgrading ageing equipment to low carbon alternatives
  • Update control strategies on the BMS
  • Replace fluorescent lighting with LED
  • Replace the old AHUs with modern units with heat recovery
  • Install new 4-pipe chillers for simultaneous heating and cooling
  • Install air source heat pumps
  • Install a solar canopy in the car park
  • Replace old gas kitchen equipment with electric alternatives

The proposed interventions were projected to reduce the Council's carbon emissions from 3,197 tCO2e in 2019 to 590 tCO2e in 2030. This is a carbon saving of 82% and will require the decommissioning of all gas-based boilers and the gas-based CHP, which will be replaced with electrically driven heat pumps.
